In the past decade or so, the global demand for immigration services has been on the rise, bringing numerous business opportunities for immigration services. Data shows that the global investment and immigration market is worth around 20 billion US dollars, of which the United States is a leading investment and immigration country. EB-5 was proposed by the US Congress in 1990 without restrictions on applicants’ age, education status, language, and background. Applicants thus can control 100% of the source of funds and must invest at least 900,000 US dollars in the target employment area (TEA) designated by the U.S. Citizenship and Immigration Services (USCIS). In the meantime, the minimum amount of investment will be adjusted automatically according to the inflation rate every five years in the future. Each EB-5 petition must create ten new full-time jobs. The US government intends to use the economic development plan of the EB-5 regional center (R.C.) to drive the economic growth of the region and create job opportunities in the United States. 

The Baby Boom in the US following World War II is soon to enter retirement age. Residential communities and retirement parks in the US are now entering high market demand. The team at the Golden California Regional Center and their leader Bethany Liou have noticed that in the face of high demand for retirement communities due to an aging population nationally, the retirement housing market, including golden California, is becoming more and more prosperous and even in short supply. In particular, many retirement parks in the golden California region are queuing up with applicants often having to wait more than five years. The warm sun of California always shines and looks eagerly to embrace new residents. This unique climate environment makes California an ideal choice for the elderly. 

The Golden California Regional Center’s Grande Oak Village project’s I-924 has been approved by U.S. Citizenship and Immigration Services (USCIS). The project plans to recruit 95 EB-5 investors. The project site in Tulare, California is home to a pleasant climate, fresh air, and quiet rural farms. It is conveniently close to Highway 99 and a high-speed railway station. It is also adjacent to the beautiful Yosemite National Park and Sequoia National Park. The location is a haven from crowded and noisy metropolitan areas. The unique geographical location provides advantageous conditions for the development of the retirement park. The Grande Oak Village project park is within walking distance of the large OUTLETS shopping center, Costco, Target, various restaurants, cinemas, hotels, churches, schools, high-grade residential areas, etc. In addition, Tulare County’s newly built Adventist Health Tulare and rehabilitation center are located nearby to provide multiple health guarantees and medical services. 

The Grande Oak Village project consists of four separate buildings all designed to complement one another in both design and function. There will be shared services between all of them in order to offer the maximum benefits to all involved and to our community. These will consist of The Gardens (assisted living and Alzheimer care), The Residence (meals and hotel style maid service provided), The Grande Oak Apartments (senior housing) and The Clubhouse (provides services for the other buildings and acts as a community center). All the entitlements have been done (zoning, planning, relevant studies) and approved by the City. The project is shovel ready with three of the building permits already drawn. The Project Retirement Park has also been selected and qualified by ISL Integral Senior Living (http://isllc.com), a top retirement community management company in the US. As the newest retirement community in California under its long-term cooperation and management, ISL has begun to advertise and prepare for many matters such as leasing and management. 

The Grande Oak Village project has received strong financial assistance and support from local governments. Meanwhile, residents from all over the country may look forward to a peaceful retirement community with the Grande Oak Village project.
